A new cohousing development is in the works right here in Ontario. Located in Guelph’s Exhibition Park neighbourhood, this cohousing project is set to become Ontario’s second cohousing community. Dubbed Watershed Cohousing, this project will convert the property on the corner of Woolwich St and Mont St into a 6-unit community with a focus on sustainability.
David McAuley, an architect, and his wife Cynthia began this project more than two years ago with the intention to create a liveable, close community of families to grow and develop in Watershed Cohousing. Their core values revolve around environmental sustainability, community activity, healthy local food, support of local business, social justice, sharing resources and clear communication. They hope to have construction completed and be ready to move in by April 2022.

The plan is to retrofit and develop the heritage home at 360 Woolwich St and 1 Mont St to house 6 separate units. There is a strong focus on retrofitting with a sustainable and energy-efficient build including Passive House and Net Zero criteria. Using natural materials as much as possible, the building will also feature rainwater harvesting, and rock wool batt insulation.
Additionally, 9 parking spaces are on site with the provision for EV’s as well as a secured bike garage that includes visitor bike racks. This area is fortunate to have incredible surrounding bike trails while still being only a 10-minute walk from downtown Guelph. The site is also accessible with wheelchair access to all floor levels above grade.
The third floor and lower level of the existing building will house the common spaces. The third level will be used as a place for community activities and guest suite. The lower level will include an arts and crafts studio, workshop, bathroom, kitchenette, storage facilities and a guest room. Both spaces will total approximately 800 sq ft and be open to the residents and their guests to socialise and enjoy each other’s company.
5 units in the new development will be 1-bedroom plus den apartments each totalling approximately 1,000 sq ft as well as a sixth unit of the approximate similar size above the existing Woolwich office space. All 6 units will feature an open concept living-dining and kitchen areas as well as a den for a home office, guest room or hobbies and activities. All units will have balconies, including a shared balcony on the second and third floors. Additionally, the construction will allow for easy modification for resident needs.
